Initial Discussions

One of the first questions we are commonly asked is, "How much does it cost per square foot to build a custom home?" In custom homebuilding, this question is difficult to answer, as every house is unique in its location, design, its interior and exterior finish and its style.

The goal of our initial discussion with a new client is to discover the kind of home you want to build, thus enabling us to provide a price range for your home.

The Plan

In order to establish a contract price, we need a clear description of your home. We need a plan and a list of specifications from you.

You may have already found a plan that perfectly suits your needs and know exactly what you want in your home. If this is the case, we can proceed directly to the pricing stage.

Usually, however, clients desire some guidance and are looking for professional consultation. Perhaps you have a number of ideas, a scrapbook, or a collection of prints that you hope can be developed into a single, customized plan.

At Guenther Homes, we specialize in designing plans that combine your ideas and desires with our expertise and experience. We offer design drafting services with a professional designer who will take you through the process step-by-step. Guenther Homes asks for a retainer for all design and drafting services, which is refunded in full when you select Guenther Homes to build your home.

Depending on the size of your home, the initial design / consultation period takes approximately three weeks. Guenther Homes will develop a set of design drawings within that period that reflects your specifications and ideas.

Pricing

Guenther Homes is meticulous in our pricing strategy. Most of our trades and suppliers will be consulted and given the opportunity to provide a written quote.

In order to better understand your taste and style we may ask you to visit our various showrooms, where your input will allow our suppliers to develop a specification list or "wish lists". These lists are implemented directly into our quote. We have showrooms available to you for kitchens, flooring, plumbing fixtures, trim/millwork, windows and doors, and interior and exterior finishes.
