Planning and Pricing your new Guenther Home

INITIAL DISCUSSIONS
One of the first questions we are commonly asked is, "How much does it cost per square foot to build a custom home?" In custom homebuilding, this question is difficult to answer, as every house is unique in its location, design, its interior and exterior finish and its style.

The goal of our initial discussion with a new client is to discover the kind of home you want to build, thus enabling us to provide a price range for your home.


THE PLAN
In order to establish a contract price, we need a clear description of your home. We need a plan and a list of specifications from you.

You may have already found a plan that perfectly suits your needs and know exactly what you want in your home. If this is the case, we can proceed directly to the pricing stage.

Usually, however, clients desire some guidance and are looking for professional consultation. Perhaps you have a number of ideas, a scrapbook, or a collection of prints that you hope can be developed into a single, customized plan.

At Guenther Homes, we specialize in designing plans that combine your ideas and desires with our expertise and experience. We offer design drafting services with a professional designer who will take you through the process step-by-step. Guenther Homes asks for a retainer for all design and drafting services, which is refunded in full when you select Guenther Homes to build your home.

Depending on the size of your home, the initial design / consultation period takes approximately three weeks. Guenther Homes will develop a set of design drawings within that period that reflects your specifications and ideas.


PRICING
Guenther Homes is meticulous in our pricing strategy. Most of our trades and suppliers will be consulted and given the opportunity to provide a written quote.

In order to better understand your taste and style we may ask you to visit our various showrooms, where your input will allow our suppliers to develop a specification list or "wish lists". These lists are implemented directly into our quote. We have showrooms available to you for kitchens, flooring, plumbing fixtures, trim/millwork, windows and doors, and interior and exterior finishes.

Some options to think about

As you know, your Guenther home will be built to standards rarely seen in today's home building market. Your home will be equipped with many features and benefits that most other home builders are not willing to provide.

We have prepared a list of popular options that our customers have been incorporating into their homes over the past few years. Please feel free to contact us for more information.

  • Security System - Your home will be pre-wired, ready for a future system.
  • Central Vacuum - We always rough in the wall outlets throughout the home.
  • Home Theatre Speaker Wiring - No more trying to hide miles of speaker wire or other cables.
  • Natural Gas BBQ Outlet - Never fill your propane tank again!
  • Two-Stage Gas Furnace - Maintain a more even temperature during the winter months. Quieter operation too!
  • Fully Modulating Gas Furnace - Same benefits as a two-stage furnace but it uses less electricity as well.
  • High-Efficiency Media Air Filter - Up to 5 times more efficient at dust collection than standard filters.
  • High Output Gas Fireplaces - Deliver up to 50% more heat into the room. A good solution if the hydro goes out.

Contract Documents

Once a firm price has been established, Guenther Homes drafts a set of contract documents, which includes a set of design drawings, a complete specifications list, and a contract to build your home. If an agreement is reached, we ask for a down payment. Upon receipt of the down payment, Guenther Homes will begin the construction of your home, which usually begins with site preparation.

Payment Schedules
The payment schedule (or draws) depends on the magnitude of the project.
Typically they are arranged as follows:

  • Down payment: 20% before construction begins
  • 2nd Installment: 25% after framing is complete
  • 3rd Installment: 25% after insulation is complete
  • 4th Installment: 20% after kitchen is installed
  • Final Payment: 10% upon completion or closing of the home

Contract Documents

Once a firm price has been established, Guenther Homes drafts a set of contract documents, which includes a set of design drawings, a complete specifications list, and a contract to build your home. If an agreement is reached, we ask for a down payment. Upon receipt of the down payment, Guenther Homes will begin the construction of your home, which usually begins with site preparation.

Construction Process
At Guenther Homes we pride ourselves not only in the quality of our homes, but also in offering a hassle-free construction process. Our building sites are maintained to provide a safe environment that is also conducive for superior workmanship. You will find the site to be clean and free of loose debris at all times.

During construction, your input continues to be important to us. We will schedule site meetings with you that will give you the opportunity to ask questions and check-up on the construction process.

Construction Duration
Our construction schedule is designed to permit thorough and quality work, while being as expeditious as possible. Obviously the size and complexity of your home will determine how long it will take to complete your home. The contract documents will include a closing date that takes all of the above into consideration.

Typically, the time required to complete an average-size custom home is four to five months.

Tarion New Home Warranty

All new homes in Ontario must be registered with Tarion.

Tarion was formerly known as the Ontario New Home Warranty Program, and is responsible for administrating the Ontario New Home Warranties Act.

As a recognized Tarion home builder, Guenther Homes has not had a claim in over 16 years setting a superior record in custom home building. Guenther Homes' minimum requirements far exceed the standards that Tarion sets out for their home builders.

Complimentary First Anniversary Inspection
On your home's first birthday, we will arrange to complete an interior and exterior inspection. If any items on our checklist need attention, these repairs will be completed at no cost to you. This inspection is not required by Tarion or the Building Code, it is simply another example of our commitment to customer satisfaction.
